Question for the ladies (from a female landlord!)

My question is for the ladies. I am a woman looking to buy a condo / loft in Montreal and renting it to reputable SW who are looking for a discrete place to host. It would be cheaper than a hotel, more flexible, and less stressful than renting an apartment or an AirBnB from someone who may not be SW friendly.

I would like to know:

1) Would you be interested in such an opportunity?
2) What would be your needs in such an incall? (ex: parking easily available, near a metro station, fully equiped place...). You can give me as much detail as you wish
3) Would you like to be able to rent by the hour, by day and by week, and to do it online?
4) How much would you be willing to pay for this service?

I've had my own dedicated space for a while now, but I'd be happy to answer your second question if it helps? I've put a lot of thought into my incall, and had experiences with a number of others. Caveat being of course that the following is just my opinion.

Centrally located (preferably) and/or close to a metro is a major plus. En suite laundry, or in the building at a minimum, is something I wouldn't want to work without. If you're looking to do short-term rentals, keeping it fully equipped and well stocked would make it much more appealing to a lot of folks than than bring-your-own-supplies. Modern look, good temperature controls, and significant closet space are all assets. The mechanism for letting in guests is a very important consideration too. Is it easy to do so? Even if the space has multiple users? Are there securitypeople who might question guests? Accessibility (elevator, ramps) is big deal too, it's one of the few things about my place that is pushing me to move it elsewhere eventually. A place with a lot of units would feel more discreet than a small building. I think that's all I have for now...

If you were to buy a plex, would there be other non-provider tenants who aren't you or other people close to you who would be understanding? I ask this because, if you're making this offer explicitly to providers, were I a prospective provider-tenant, I wouldn't want to see the clear potential for you to prioritize the concerns and prejudices of civilian tenants over mine if they started to ask questions or complain about visitor traffic. What would you do in that situation? How would you support, defend, and protect the providers you rent your space to for profit? I just think these are important ethical questions to think about if you are or want to be a landlord firstly at all, but especially if you're actively seeking out marginalized tenants.

I am a retired MP, so I am aware of the challenges faced by sex workers in general, even if I wasn't working as an incall SP. That is where my idea comes from.

I have received answers from a few ladies in PM and the plex seems to be a bad idea, so I would look for a nice condo in a bigger building. I cannot buy an entire plex...yet

I would be cautious to rent to a select network of "low volume" indy ladies who are professional, respectful and discrete, if that makes sense. I would make sure that short term renting is allowed in the building.

Honestly, I don't see how the neighboors would complain if the ladies and their clients are discrete and respectful. I worked as an MP in a loft, we were 2 or 3 girls working at the same time and nobody ever complained to see several men entering and leaving, because we didn't bother anybody and were operating the place like a serious business...the place is still opened after 10 years...so I guess it is possible for SW and "civilians" to share space in the same building!

Oh for sure! I've been in my place quite a while and never had issues, even though it's a quiet building overall. Glad to know you understand the potential considerations.
